1 Pre- Development

Demand Analysis

  • analyze STR reports for comp set

  • identify diverse base of demand generators

  • “capture, don’t create demand”

  • identify target accounts and look at segmentation

Supply Analysis

  • Create SWOT analysis for comp set

  • Analyze comp set/ensure “best in class” development property

Site Selection

  • Look for sites and properties overlooked by other developers due to size and scale

  • Target vibrant neighborhoods w/ F&B and entertainment options

  • Identify locations that excite and inspire, consistent with the lifestyle interest and activities of our target market guests

  • Create a massing plan to determine what can be built


2 Development

Entitlement

  • GH executives (not attorneys) sit down with neighborhoods and municipalities as first step

  • “Listen to stakeholders” to access risk and understand concerns

  • Partner with local developers (when appropriate) to mitigate risk and assist in entitlements

Design/Construct

  • GH arsenal of architects/ designers

  • 9 currently under contract

  • GH to manage process through SD bidding with many General Contractors

  • Narrow the field of contractors to 2 CG’s after SD bids

  • Continue VE through DD phase

  • Go to GMP after DD pricing set

  • FF&E/OS&E Procurement agent engaged after SD set.


3 Operations

Recruitment

  • GM and DOS hired 6 months from opening

  • Remainder of EC team hired for 2 months before opening

Sales and Marketing

  • Develop Marketing plan/annual budget

  • Utilize GH development templates for rooms, F&B and social media mgmt

  • GH corporate sales team is intimately involved in goal setting, brand management and the revenue management process.

Reporting

  • GH to actively manage each property using proprietary reporting tools and SOPs
